B2B Purchasing Negotiation Five Strategies to Reduce Vendor Prices

The following video outlines five purchasing and procurement strategies all geared towards lowering vendor prices and or reducing supply chain and inventory management costs. These strategies are put forth from someone who has worked in sales and marketing for 20 years and wanted to combine the best strategies employed by the best purchasing negotiation teams. In essence, these strategies come from those purchasing and procurement agents I have negotiated with. They include the most successful strategies employed against me. The first includes not tipping your hand and or broadcasting your needs too soon in the negotiation process with a salesperson. Instead, nail down your price and then use your requests, needs and or concession to reduce pricing. For instance, agree upon a final price and then ask for a discount or reduced price for 1) prepaying total or a portion of your purchase, 2) prompt payment incentives like net-10 day terms 1 to 2 percent discount or 3) increasing volumes or committing to long-term supply contracts or orders. The second tip includes avoiding using veiled threats - which are simply threats you have no intention of following through on. When you threaten vendors too much without ever following through on a threat, then you are simply training them not to take your threats seriously. Third, match a high-value concession for a high-value concession. In this case, come up with a list of requests and or "must-haves" as outcomes from the price negotiation. When the salesperson makes a request, make sure you counter with one of your own of equal value. Fourth, when it comes to getting price reductions from a salesperson, you have to sometimes appeal to their better nature. In this case, add a little personal touch to your negotiations. Ask for a price reduction by outlining the pressures and demands that are placed upon you as a purchasing agent. In this case, you have to attain a certain inventory cost structure so ask your salesperson to help you attain that. Finally, keep your vendor honest by constantly going out for competitive bids. Even the best of vendors can become complacent. However, if they know you know as much about pricing in the market as they do, then those vendors will be less likely to take advantage of you.

You can get pre-approved for a house loan through a broker or the bank. All you have to do is fill out the forms and wait for the financial institute to approve the loan. Of course, if you have cash, then you're almost guaranteed the sale will go through. • Buying a house from the owner is the best way to save on your cash flow. You can even make a business of flipping houses purchasing a house without a real estate agent. • Contact an inspector to work with you to check out the house before you buy. Get a valuation on the house. Be sure it covers all the recent revocations and additions to the house. • Hire an attorney. A couple of hundred dollars will hold an attorney on tap. You can use them for advice and counsel before you close on the house. • Make an offer for the house. The only thing they can say is yea or nay. Of course, they might come back with a counter offer. • Close the deal. Your attorney can take care of all the details and the paper work. That's it! That's all you need to do to purchase a house without a real estate agent.

Buying vs Leasing a Car 101: How to pick the BEST choice

Here’s a common questions I’m asked…is it better to lease or buy a car, and which one is a financially better move? I’ve done both, and these are my thoughts as to which one is better - enjoy! Add me on Snapchat/Instagram: GPStephan The short answer is that it really depends on your situation and how long you plan to keep the car, but I’ll describe the pros and cons of each and what might work best with you. Lets start with owning and buying a car. First of all, you can buy pretty much whatever car you want, unlike leasing where it’s almost always a new or newer car. Generally, unless you just buy your car outright in cash, you’ll end up financing the car. This is when you take the cost of the car, minus your down payment, and get a loan which you’ll pay off over a specific period of time - the most common being 48-72 months. And then you’ll also pay whatever state sales tax is on top of your purchase. Factor all that in…and then once you pay off your loan, congratulations - you own the car free and clear. And then when you go to sell it, you’ll get whatever price the car is worth - minus whatever you might still owe on the car. However, a few drawbacks of this - unless under warranty, you’ll generally be responsible for maintenance and wear and tear items during your ownership, especially on an older car, and this can add to the cost…you’ll also need to pay sales tax on the purchase price upfront…and totally separate from that, your monthly payments tend to be higher with owning than with leasing. Leasing generally works best if you’re the type of person who always wants to have a newer car every few years. If you plan to get one car and drive it forever to the ground… don’t lease your car. But depending on how long you plan to keep the car, leasing could actually save you money. With leasing, you’ll generally be leasing a brand new or newer car. You’ll usually have a down payment and then generally you’ll have a 24-36 month term where you have a fixed monthly payment, along with a set number of miles you can drive each year. You’ll need to return the car with your set amount of miles or less or risk paying fees and penalties. Now when you lease a car, you’re not paying the full amount of sales tax upfront - which can save you a TON of money. The lease price is determined but the depreciation the car is going to see during ownership, plus some finance charges. You’re basically just paying a monthly amount of the depreciation, rather than the entire cost of the car. Therefore, with leases, you’ll generally pay LESS per month to drive the car because your financing only the deprecation…not the entire thing like when owning a car. With a lot of leases, too, maintenance is often covered…so you can pretty much just pay a set monthly price and not have to worry about normal wear and tear/maintenance costs that come up. And when the lease is done, you don’t have the hassle of needing to sell it…you just turn it back and you’re done. So here’s my thoughts. Both leasing and owning have their own advantages and disadvantages, and what makes one better than the other is dependent on your situation. If you plan to keep your car more than 5 years or so…it’s almost always better to buy the car. Whether you buy a brand new car or an old used one, the longer you plan to keep the car, the more it starts making sense to buy it. But if you’re like me and you want the privilege of owning a new car every few years… it’s cheaper just to lease it - it means I pay less per month since I’m only paying for the depreciation, I don’t need to pay sales tax on the entire cost of the car - only on my monthly payment, and I can simply swap it out when the lease is done to get a new one. Ideally, for most people out there who just need a car to get from A to B…the BEST option is to buy a car that’s 3-5 years old and has already hit most of its depreciation. After about 5 years, most cars depreciate at a much, much slower pace - so buying a car like this and keeping it forever would be the most financially “sane” thing to do. Then just finance it at a low interest rate, re-invest whatever money you would’ve spent on the car, and hold it. Then when the car falls apart and you can’t drive it anymore, do it again. (click through to see video below) #1 Know The Market. Ask for a detailed history of everything that has SOLD in the last year. That is the MARKET that most determines the current market value. Not asking prices! In order to to SEE a deal when it presents itself you must KNOW the market. That means watching the SALES and then calculating the sold price per square foot, per acre and adjusting for the fit, finish, age and condition of the property. This is probably the #1 reason I suggest utilizing an experienced real estate agent. Also pay attention to average days on market, listing price vs sales price ratio and the number of months of inventory on the market for a given price range and geographic area. These are the elements of supply and demand. But the reason you need to know these numbers cold are so when a "good deal" comes your way, you can quickly identify. All possible suspects must be inspected in person to see what you can't see in the listing and write up and photos. The opportunity or lack thereof is in the details. #2 Get Auto Updates or Active Pending and Sold's - It's imperative that you receive instant updates the moment anything hits the market, goes under contract (pending) or sells in the geographic area and price point you are shopping. This instant supply of data will arm you with the ability to act quickly should the opportunity present itself. Trust me, you have competition. Even a few minutes can make a difference in winning a deal. Finally, you MUST tell whoever is setting up the auto alert to make it "instant" alert vs. same day, weekly, or monthly. #3 Keep an Eye On "Under Contract Cancelling" - Make sure your agent sharing with you ALL of the available inventory. Those homes and condos that are under contract but are in the PROCESS of cancelling are usually missed. This could be a great deal that someone else put under contract, and is not cancelling since the buyer can't perform, but the listing is not allowed to show it as ACTIVE and back on the market until it officially cancels with the escrow company. #4 Always Seek out For Sale By Owner (FSBO) and Zillow. Don't judge these listings by the quality or lack of photos, a write up or incorrect listing information. These are "do it yourself" sellers who don't usually have the skill and know how to properly list properties online. Before you or your agent step foot into the house or condo be sure so negotiate the "buyers" side commission (even if you don't have an agent!) since buying a home will take time, energy and paperwork. Be sure tp discuss how you will legally document the purchase contracts, and the myriad of legal documents needed to transfer the deed. Always get title insurance and ask for a general warranty deed! 5) Unoccupied Homes - by this I don't mean homes that are no lived in on a full time basis (we have LOTS of those in Hawaii) I mean homes and condos that clearly look almost like nobody has been there in year. It will usually have a run down yard, deferred maintenance and no sign of life. You can even ask the neighbors about the property. It's very easy to find the name, mailing address, phone and email for the registered owner (if you know where to look) and ask questions about the property and possibly making an offer. I've personally found and closed many such deals for my clients. 6) Stale Listing! If a home or condo has been on the market longer than the average days on market, there is a good chance it is over priced. Statistically speaking, this "fishing" strategy actually costs sellers more money in the long run that just actually pricing the home on a fair market to begin with. So I would ask your agent to pull of all the listing in order of a days on market and start with the oldest. If it happens to be a property you'd like to own, make a low ball offer.

What is the best way to pick a settlement company? Oftentimes purchasers search on google "title company city name" to find what they believe to be the best title company. This way of searching will not lead to the best company, but rather to the company that spends the most on advertising. While hypothetically this still could be a good company, it is much more likely that these companies spend their budgets mainly on advertising, and not on talent. You can compete on quality or quantity. If there is a title company that advertises everywhere, you need to consider the quality of their service before moving forward. Another popular way to search for the best escrow company is to use Yelp, or other rating-based sites. Again, while it may seem like this is a good way to search, there are some things to consider: Most of the times, friends of the business will rank the business 5-start to artificially inflate the ratings. However, the bigger issue is the "needy buyer" or a purchaser who had a negative experience that rates a title company 1-star. And while maybe that title company is deserving of the 1-star review, there is a higher likelihood that that individual was the problem and vented their frustration on Yelp. The best ways to find the best settlement companies are to ask your lender and to ask your real estate agent. Both your lender and your agent will have established relationships with multiple title companies. Many times these title companies will be affiliated with the lender or agent (or both). The law states you as a purchaser has the final say in who closes the transaction. That being said, you should trust your agent and your lender to recommend quality companies that they have experience with to close the deal. Trust your agent. Trust your lender. Their experience and expertise will guide you in the right direction. VIDEO TRANSCRIPT: Reporter: Let's say I have found the perfect property. I am now ready to make that commitment. What are some of the things that I need to ask before I make that commitment? Simon Bray: You're looking for the property, and you finally find the one that you really like. At that stage, you're going to make an offer to purchase, which is really a binding contract between yo, and the seller, provided the seller accepts it. So it can be a particularly difficult process, if you haven't done it before, to understand exactly what needs to go into that contract but really you have to know that you want the house. So is it in the location that you're happy with? Close to schools, the neighbourhood and the community that you enjoy. Sometimes it's worth having rented in that neighbourhood before so you know exactly what you're getting into. Is the house the type of house you want? The space and all of that, and I think most importantly can you afford it, because as soon as you sign that offer to purchase it starts a whole process in motion. And if you can't afford it, well you've wasted your own time and that of the seller. Reporter: Okay, now let's say I've cleared my mind of any doubt, I'm a 100% sure this is the property I want to purchase, what do I do? Simon Bray: The best thing to do at that point is to engage with a professional, so an estate agent or an attorney, to draw up a contract for you which is called an offer to purchase. Basically, it records your offer, the price you're going to pay and the terms and conditions that you're happy to accept in a sale. And then it'll get submitted to the seller, and if the seller likes what he sees then he's going to sign it, and you're going to have a binding sale agreement. So it really is just a contracting phase between two parties, and it's important to understand what goes into that contract, what are the various clauses that you need to look out for and that's where an estate agent agent or an attorney can really add value. Reporter: And is there anything specific a buyer should be aware of, or at least look out for, before making that offer to purchase? Simon Bray: Absolutely. A suspensive condition is basically if this condition isn't met well then the sale doesn't go through. So there's usually a number of suspensive conditions inside of sale agreements or offer to purchase, and there are things like you have to get a bond within 30 days, or perhaps I've got to sell my house before I can buy this house. So those would be suspensive conditions, and it's good to look out for those. Another one people often miss is this concept of the Voetstoots clause. There's this misunderstanding in the market that because of the Consumer Protection Act, there's no such thing as the Voetstoots clause. But in an individual property transaction, say you're selling a house to me, that clause absolutely can go into a sale agreement which means you're selling the house to me as it stands. So I need to be aware of any defects and be happy to sort them out if they do present themselves down the line. So that's a good one to look out for. Provided you don't know about any major problem that you haven't told me about, because that would be fraudulent, right? Reporter: Simon what happens in the event that you've bought the house but people are still occupying it? Simon Bray: The transfer process usually takes about 12 weeks in this country. So specifying exactly when you're going to move in has to be in that Offer to Purchase. So it usually records a date of occupation, and if, as you say, the person continues to live in the place after that date of occupation, then you'd also specify occupational rent. So that's how much rent they would effectively pay you to live in that place. It's usually quite high, it usually has to cover all the costs of ownership for the property. So you do need to look out for those ownership clauses, like the occupational rent clause. Reporter: And what are some of those things you should not do after you've done your OTP? Simon Bray: One thing that's really interesting is people will sign multiple offers to purchase. You've seen two or three houses, you've put in two or three different offers, and then you look to get the cheapest one. But the problem is if all of those sellers sign those offers, you've actually just bought three properties. So you don't want to do that. You don't want to sign an offer that you can't get finance for, so you need to know what your affordability level is. And you can't just rely on what people call the "cooling off period". There's a little clause that goes in the contract that says, "If I change my mind in the next five days, then I'm allowed to." That cooling off clause actually really only applies to property below a certain value, usually really low, like R250,000. And those directly marketed. So you don't really want to rely on that clause.

Savills is aiming to speed-up commercial and residential property transactions with the introduction of ‘Click to Purchase’ – a unique agent-operated transactional platform for buying and selling property online. The model, which originated in the UK, enables buyers and sellers to engage in private treaty, best bids and real-time auctions from their desktops or on the go. Traditionally, following the submission of an offer on a property, both buying and selling parties enter a ‘sale agreed’ period, which can last anywhere between 4 and 6 weeks – or even longer, with no guaranteed commitments. The Click to Purchase platform removes this uncertainty, allowing contracts to be exchanged immediately by an acceptance by the agent of a clicktopurchase® offer submitted by a buyer; legally binding electronic signatures are attached to electronic contract notes. The platform, which has been widely used in the UK has, in many cases, seen deals executed in as little as 2 days. Things really get going now... and for a short time, you are going to be moving on three fronts. One, you'll need to need to sign the purchase agreement and deliver the deposit, two, you'll schedule and do your inspections and three, you have to formalize the loan application. So let's discuss signing the purchase & sales agreement , also known as the p&s or the purchase agreement. This document should be reviewed by your attorney before you sign. He or she will want to make sure that there are certain clauses included that protect your interests. And the seller will also have their attorney look at the agreement. Just so that you’re aware, your attorney, if he or she is processing the mortgage documents, is also the bank’s attorney and at the closing they will be representing the bank. Sometimes there are actually two attorneys on the buyer side, one for the buyer and one for the bank. However, locally the attorneys will represent you regarding things that deal with the seller, and make no mistake about it, when you are dealing with the bank, they are working for the them and looking out for their interests. When you think about it, there are actually two transactions happening at the closing...one the seller is transferring the property to you and the second, if you are getting a mortgage, the bank is lending you tens of thousands of dollars and it’s using the property as collateral. For the first part. you and the bank have basically the same interest… you are getting the property in marketable condition, free and clear of any liens and the bank wants the same thing because it is their collateral. The second transaction is between you and the bank… this process is highly regulated, you’ll see the governments initials on many of the forms, HUD, RESPA. The main thing you want to be sure is that you are paying the interest rate you were quoted. and because of regulations today, the fees that you are charged have to be fairly close to what was quoted you. But I digress, so now, once the contracts are reviewed by both attorneys and they have agreed to the language, typically, you as the buyer, will sign it first and give up your earnest money, your deposit. And then the sellers will sign. Now it’s critical that this document gets signed by all parties as quickly as possible. This is the formal agreement between you and the seller and until it’s signed you may not have a, what is referred to as, an enforcable contract. So everyone should be working to get it signed as soon as possible. So now you have signed contracts, you will want to schedule your inspections and let your ;loan officer know that you’ve got a deal. Inspections are a very important step in the home buying process and I will be covering them in my next video.
